Educate borrowers on Optimus Capital’s niche loan programs, pricing, leverage, timelines, and qualification criteria
Rapidly pre-qualify deals by reviewing property details, borrower experience, exit strategy, and deal structure
Analyze deal feasibility including ARV, purchase price, rehab budget, LTV/LTC, and risk profile
Structure loan terms that align borrower needs with Optimus Capital’s speed-to-market lending model
Manage the loan pipeline from initial inquiry through funding, ensuring fast turnaround and clear communication
Collect, review, and organize required documentation (purchase contracts, scopes of work, budgets, entity docs, etc.)
Coordinate closely with underwriting, processing, legal, and closing teams to expedite approvals and closings
Set clear expectations with borrowers regarding timelines, conditions, draw processes, and repayment terms
Proactively follow up with prospects, brokers, and repeat clients to maintain strong deal flow
Build and manage long-term relationships with real estate investors, wholesalers, brokers, and referral partners
Identify opportunities to cross-sell or upsell additional loan products as investor portfolios grow
Maintain accurate CRM records, deal notes, and pipeline forecasts
Stay current on local real estate market trends, investor strategies, and competitive loan products
Represent Optimus Capital with professionalism, urgency, and a solutions-oriented mindset
Consistently meet or exceed funding volume, conversion, and revenue targets
Uphold compliance standards and internal lending guidelines while maintaining flexibility in deal structuring
